If you have not approached your landlord (hate that word), you should. In the plaza where my school is located, the shops are dropping like flies. The last thing the building owner wants is to lose another tenant.
When you approach your building owner, there are a few proposals- one of them will work. Start your negotiations with the most favorable- a permanent reduction!
1 - Reduce the rent permanently
2 - Reduce the rent for 3 month periods
3 - Reduce the rent and capitalize the reduction to be paid back at a later time
